With season just around the corner we are seeing a surge of snowbirds coming into ocean village for the season. Many snowbirds begin their winter vacation in early November where they come down and set up their condo for season. They tend to travel home for Thanksgiving and Christmas holidays before returning back to ocean village for the winter. The ocean village restaurant has opened and is ready for season. Ocean Village Condos
Just before season we usually notice an increase in new listings for sale. This year the number of new listings seems to be much smaller than previous years while prices for better units are on the rise. In the oceanhouse condos that sit directly on the ocean there are just three condos for sale. The least expensive condo listed is for $439,000 for the small two bedroom penthouse unit. The unit next-door with the South view is listed at $489,000. This is $150,000 above the same unit just one floor below that sold earlier this year. The best value is a three bedroom catamaran unit that has been updated with ocean views listed at $279,900. The smaller one bedroom condos seem to be selling well when priced under a $100,000. Many units are in need of some updating and these units tend to sit on the market for a much longer time.
Ocean Village Homes
The ocean village homes in the Southpointe section are also in high demand with limited homes for sale. I believe there are just too homes listed in Southpointe for sale. One home has been for sale for quite some time as I believe it had substantial water damage to the drywall. The golf lodges are also in high demand with very little inventory for sale.

The draw to ocean village is the amount of amenities offered here. With a 24-hour gated guardhouse, 3000 feet of unspoiled beaches plus tennis, golf, fitness center and several community pools there is plenty to do while you’re on vacation.
