The booming market is steadily moving North as recent homes and condos that have been sitting on the market for some time are going under contract here on the Island. The least expensive single family home is now $214,900. This gets you a 1600 sq. ft home with some updates a few blocks to the beach. Just a few months ago we had 6 or so homes under the $200,000 mark for sale. After that there is only one other home under $250,000 near the beach in Fort Pierce. Boy has a few months made a drastic change.
Ocean Village Condos
The $70,000 1 bedroom condo is almost extinct. Just several weeks ago there were 6 units priced in the $70,000’s. Today there are just two under $100,000. One is listed at $79,900 and the second is $89,000. After that the next lowest price unit is $104,900. This gets you a one bedroom one bath original condition condo around 700 ft.². This week I also saw an ocean house three-bedroom condo, for sale at $469,000 which was hundred thousand dollars more than the last sale sell in just a few days. Ocean village is a gated beachfront community of condos and single-family homes. The community has numerous amenities including golf, tennis and a restaurant on-site. Whats causing the change on Hutchinson Island?
You’re thinking I can’t believe the rapid appreciation on real estate here on Hutchison island in just a few months but even a one bedroom condo for $100,000 is still a bargain compared to Jupiter beach condo communities. That same condo in Jupiter ocean racquet club would run about a $160,000 without all the amenities that ocean village is offering. That three bedroom oceanfront condo in ocean village would be 750,000 or more in Juno beach or Jupiter. With many recent buyers looking here in Jupiter they are getting the feeling that prices have become beyond their means for what they want in a home. So people are starting to migrate north to Hutchison island and seeing the value it offers. Do you have the amenities such as restaurants and shopping that Jupiter offers? It does not but it still offers a more relaxed lifestyle with some of the amenities that Jupiter has to offer. Vero Beach is just 15 min. to the North which offers many of the same amenities as Jupiter but on the smaller scale.
